30A Vacation Rental Insurance

Standard homeowners policies do not cover vacation rentals.

If you rent your 30A property short-term through Airbnb, VRBO, or a local manager, a standard HO-3 homeowners policy may not pay a claim — and many carriers cancel mid-term when they discover rental activity. The right product is a DP-3 dwelling policy structured for short-term rental use, with commercial-grade liability, fair rental value (lost income), and the right named-insured language for LLC-owned property.

DP-3 vs. HO-3: the critical distinction

An HO-3 assumes you live there. A DP-3 is built for non-owner-occupied dwellings and explicitly contemplates rental income. It covers the structure on a replacement-cost basis, with liability and loss-of-use sized for rental operations.

Lost rental income coverage

After a covered loss, fair rental value coverage replaces the income you would have collected during repairs. On a 30A property generating $80K–$200K per year, this can be the most valuable line in the policy.

LLC ownership and named-insured structure

Many 30A owners hold property through LLCs for liability protection. We write the LLC as the named insured and add members and managers as additional insureds so personal liability is also covered.
