Standard homeowners insurance never covers flood damage. On 30A, where storm surge, heavy rainfall, and rising coastal dune lakes are real risks, a separate flood policy is essential — even if your address is not in a federally-designated high-risk zone. Understanding 30A flood zones

FEMA classifies properties into zones. AE and VE are special flood hazard areas requiring flood insurance for federally-backed mortgages. Much of Inlet Beach, Seacrest, parts of Seaside, Grayton Beach, and Blue Mountain Beach contain AE-zone parcels. X-zone properties are not required to carry flood insurance, but more than 25% of all flood claims come from X zones — which is why we recommend a preferred-risk policy for almost every coastal home.

NFIP vs. private flood — which is better?

NFIP caps building coverage at $250,000 and contents at $100,000, with limited replacement-cost rules and no coverage for additional living expenses. Private flood policies can cover up to $5 million in dwelling, include loss of use, and often cost less for newer or elevated homes. We quote both side-by-side so you can see the real trade-offs.

Elevation certificates and how they affect price

Your elevation certificate (EC) shows the lowest floor of your home relative to base flood elevation. A favorable EC can drop your NFIP premium by thousands per year. Newer 30A construction built above base flood elevation almost always saves money once we file the EC with the carrier.
