What a 30A homeowners policy typically includes

Standard HO-3 policies cover dwelling, other structures, personal property, loss of use, personal liability, and medical payments. On the Panhandle we also pay close attention to ordinance-or-law coverage (critical for older Seaside or Grayton Beach cottages), screened-enclosure and pool-cage coverage, and replacement cost on contents. Wind mitigation credits that lower your rate

Florida law requires insurers to offer discounts for specific construction features: hip roofs, secondary water resistance, impact-rated openings, roof-deck attachment, and roof-to-wall connections (clips, single wraps, double wraps). A current wind mitigation inspection can cut your premium by 30% to 60%. If you do not have one, we will recommend a trusted local inspector and apply every credit you qualify for.

Flood, wind, and umbrella — separate but essential

Standard homeowners policies on 30A typically exclude flood and may exclude or surcharge windstorm. We bundle flood (NFIP or private market), wind, and umbrella liability into a complete coastal package so you are not exposed by a gap between policies.

Investment and second-home properties

If you rent your home short-term through Airbnb, VRBO, or a local property manager, you need a DP-3 dwelling policy with the right liability and lost-rental-income endorsements — not a standard HO-3, which can be voided when a claim involves paying guests.
