Why gulf-front 30A is the hardest insurance address on the coast
A gulf-front home on 30A — first tier from the water in Alys Beach, Rosemary Beach, Seaside, WaterColor, Grayton Beach, Inlet Beach — combines maximum wind exposure, VE-zone flood mapping, and replacement costs that frequently exceed $3M to $10M. Three or four standard admitted carriers will look at the risk; the rest decline at the address level. The result: premiums that are several multiples of an inland 30A home, and a much smaller carrier pool.
