Do I Need Flood Insurance on 30A?
The short answer
If your 30A property has a federally-backed mortgage and sits in an AE or VE flood zone, yes — flood insurance is mandatory. If you are in an X zone or own free-and-clear, it is technically optional but still strongly recommended. More than 25% of NFIP claims come from properties outside high-risk zones.
Which 30A communities are in which zones
FEMA maps change, but as a general guide: large portions of Inlet Beach, Seacrest, parts of Seaside, and many Grayton Beach parcels fall in AE. Most of WaterColor's interior, WaterSound Origins, north-of-98 Santa Rosa Beach, and Burnt Pine in Sandestin are in X zones. Always confirm the specific parcel — adjacent lots can be in different zones.
NFIP vs. private flood
NFIP caps building coverage at $250,000.
