The hard truth: a standard HO-3 does not cover Airbnb on 30A

If you list your 30A home on Airbnb, VRBO or any short-term rental platform — even occasionally — your standard HO-3 homeowners policy almost certainly excludes the rental activity. Florida carriers consider short-term rental a material change in risk: more occupants, higher turnover, higher claim frequency, commercial use. Claims involving paying guests are routinely denied, and policies are non-renewed (or cancelled mid-term) when the carrier discovers the listing through a search of the address. We see this on 30A every month — usually after a guest causes damage that the owner expected to be covered.

AirCover and VRBO Liability: what they actually do

Airbnb's AirCover and VRBO's Liability Insurance provide some host protection — but they are limited program coverages, not replacements for property insurance. AirCover for Hosts provides up to $3M in damage protection and $1M in liability for incidents arising during a confirmed Airbnb stay. The catch: it is narrow (only Airbnb-confirmed bookings, only certain damage types), it is excess to your own insurance, and it does not cover lost rental income for repair periods, structure rebuilds, or any non-Airbnb activity (your own use, friends and family stays). Treat AirCover as a useful secondary layer, not a primary policy.

The right structure: DP-3 + commercial liability + fair rental value

The correct 30A rental policy is built on three pieces. A DP-3 dwelling fire policy covers the structure on an open-perils basis with replacement cost and is explicitly written for non-owner-occupied dwellings — including rentals. Commercial general liability ($1M per occurrence minimum) replaces the personal liability in an HO-3 and is built for paying-guest exposure. Fair rental value coverage replaces income lost during a covered loss repair period — often the most valuable line on a 30A rental generating $80K–$200K annually. Together these three form the baseline for any serious 30A short-term rental.

LLC ownership and named insured

Many 30A short-term rental owners hold property through an LLC for liability separation. The LLC must be the named insured on the dwelling and liability policies, with members and managers added as additional insureds. Naming the LLC correctly at the application stage is non-negotiable — a claim filed where the named insured does not match the legal owner is grounds for denial. Property manager policies are not a substitute

Many 30A property management companies carry liability that covers their own operational exposure — but that policy does not protect the owner for claims against the property itself. The owner needs their own DP-3, commercial liability and umbrella. The property manager's policy is a layer above the owner's, not a replacement for it.
